  • Create feature sheets for public showings and open house
  • Select best locations to post directional signs to attract drive-by prospects
  • Install yard signs
  • Cut keys for Agents and Public showings
  • Schedule opens and meet and greet potential buyers and cooperating agents
  • Answer all inquiries generated by advertising and MLS exposure
  • Host agent’s opens
  • Gather buyer feedback and report to clients
  • Watch for new competitive product and notify clients of new listings and sales
  • Pre-qualify potential buyers

 

Negotiate the Offer

  • Present the offer to you upon receipt
  • Explain it to you and answer your questions
  • Help you determine the best course of action by pointing out potential advantages and disadvantages of the offer and clarifying the choices available to you
  • Prepare an estimate of net proceeds based on the proposed price and terms
  • Advise and negotiate offers and price settlement through the buyer’s agent and handle possible counter offers, to reach a final agreement that is favorable to you

 

Complete the transaction

  • Clarify with you all the steps that will occur for a successful closing and answer any questions you might have
  • Prepare all sales documentation for each party to the contract immediately upon acceptance
  • Prepare all sales documentation copies for each conveyance party
  • Work with the buyer’s broker, conveyance parties, land title office personnel to keep the transaction moving forward
  • Monitor the progress of any building inspections, bank appraisals and other contingencies as called for in the contract
  • Accompany the buyer and his agent during their final walk through of the property
  • Assist you in handling details required for the completion of the transaction
  • Communicate with you on an ongoing basis so that you can remain informed and as worry free as possible.

 

Post Sale Activities

  • Guide subject removal
  • Collect deposit cheque  and deposit in trust account
  • On completion date follow up with buyer’s lawyer or Notary to ensure registration

  • On possession date collect keys from sellers and deliver to buyers agent
  • Offer relocation assistance and help with any outstanding issues
